Our Process 

1. Free Site Consultation & Design

• Book an on-site meeting within 48 hours. We measure site dimensions, note sun/shade patterns, and discuss material preferences (composite vs. wood).

• Receive a detailed design plan with 3D renderings showing deck layout, railing style and optional pergola.

2. Permit & Material Selection

• Valencia LCD handles all municipal permits (Toronto Building Permits, Brampton, Mississauga, etc.).

• Choose decking materials: composite (Trex, TimberTech), cedar (Western Red), or exotic hardwood (Ipe, Cumaru). Select railing style and lighting options.

3. Site Preparation & Foundation

• Excavate and dig footing holes below frost line (minimum 4 ft) for support posts.

• Install concrete piers or sonotube footings, pour concrete and set galvanized post anchors.

• Level and square deck frame to code—joist spacing 16 in. O.C., ledger board securely bolted to house rim joist.

4. Framing & Decking Installation

• Build the deck frame using pressure-treated lumber or composite joists.

• Lay decking boards perpendicular to joists: ensure proper spacing (⅛″) for drainage.

• Install joist hanger hardware, hurricane ties or structural screws for maximum stability.

5. Railing, Stairs & Finishing

• Install railings per Ontario code: minimum 36 in. height, 4 in. maximum baluster spacing.

• Build stairs with proper tread depth (10 in.) and riser height (7 in.), including landing where required.

• Apply stain or sealant to wood decks; clean composite decks and apply recommended protective coating if needed.

6. Final Inspection & Cleanup

• Complete a final walkthrough: check for loose boards, railing stability, level joists and proper flashing.

• Remove all debris, nails and unused materials; brush deck surface and install final balustrade caps.

• Provide maintenance tips: annual cleaning, stain schedule for wood decks, and inspection checklists.
